Framing, Additions & Garages in the Austin Area

Extra rooms, garages and whole additions, framed square — in Georgetown and across the Austin metro.

Most people who call about an addition have already decided they do not want to move. In this metro that is usually the right call: the lot is worth what it is worth, moving costs a percentage of it, and the room you actually need is smaller than the house you would have to buy to get it.

Extra bedrooms, a garage, a garage turned into a room, a second storey where the structure allows it, and whole additions from the footing up.

What's included

An addition lives or dies on where it meets the existing house. The roof line, the floor height, and whether the new structure is tied into the old one properly are what decide whether it reads as part of the house or as something stuck on the back of it.

We frame square and brace properly, because a wall that is out by half an inch is out by half an inch for the rest of the building's life — every cabinet, door and run of trim after it inherits that error.

How we work

Look at where it joins

The junction with the existing house decides most of the cost and all of the appearance. That is the first thing we look at, not the last.

Foundation first

Slab or piers, sized for what is going on it. We pour it ourselves, so the framing dimensions and the slab dimensions are the same conversation.

Frame, sheathe, roof

Closed in as quickly as the work allows, because an open frame in Central Texas weather is a problem waiting for a thunderstorm.

Finish inside

Then the inside, to the same standard as the rest of the house rather than obviously newer and cheaper.

Framing, Additions & Garages by city

The ground moves differently from one part of this metro to the next, and the houses on it are different ages.

Common questions

Is an addition cheaper than moving?
Very often in this metro, once you count what it costs to sell and buy. It also keeps the school, the neighbours and the commute you already chose.
Can you convert our garage into a room?
Yes, and it is common. The parts people forget are the floor height, insulation and where the cars go instead — we will raise all three before you commit.
Do you handle permits?
Tell us the city and we will tell you honestly what it requires and who pulls it. Requirements differ between Austin and the Williamson County towns.
