House Leveling & Pier Repair in the Austin Area

Doors that stick in summer and swing free in winter. A marble that rolls to one corner of the room. Cracks over a doorway that open and close with the weather. Those are not separate problems — they are one problem, and it is under the house.

Central Texas sits on Blackland Prairie clay, which swells when it is wet and shrinks hard in a drought. The house on top rides that movement. On a pier and beam house the fix is genuine: the piers are reachable, they can be shimmed or replaced, and the structure can be brought back to level rather than merely patched above.

What's included

The work starts underneath. Rotten or crushed pier blocks, shims that have worked loose, beams that have sagged between supports, and sometimes piers that were never set on anything solid to begin with. Each one gets brought back and supported properly.

What we will not do is tell you a cosmetic repair is a fix. Filling a crack in the sheetrock while the pier under it is still dropping buys you about one season, and you pay for it twice.

We look underneath

You cannot judge a foundation from the living room. The estimate comes after somebody has been under the house with a light.

We show you what we found

Photographs of the actual piers and beams, and which ones are the cause. You should be able to see the reason for the number you are given.

Lift and support

Brought back gradually. A house lifted too fast cracks in new places, which is how a repair turns into two repairs.

Then the cosmetic work

Once the structure is stable, the cracks and the doors can be dealt with and will stay dealt with. In that order, never the other way round.

Common questions

My doors stick. Is that really the foundation?
Often, especially if it changes with the seasons. A door that sticks in August and is fine in February is following the clay under your house, not warping on its own.
Do you work on slab foundations too?
Our leveling work is pier and beam, where the supports can be reached and adjusted. On a slab we will tell you honestly what we can and cannot do rather than take the job and improvise.
Will the cracks come back?
Not if the cause was fixed first. Clay keeps moving with the seasons, which is why the structure has to be supported properly rather than the wall being filled and painted.
